Summary

Tryst Cottage is a 1750’s stone built 2 bedroom cottage in Ingleton, on the edge of the Yorkshire Dales National Park

The cottage is situated on the edge of the village centre on a minor road, which runs at a 3 degree incline.

The nearest bus stop is approximately 300 yards (270m) away at the Ingleton Tourist Information Office situated in the main Ingleton car park. However, there is a steep incline from the road into the car park.

There is car parking for up to 2 medium size cars at the rear of the cottage on tarmac. The tarmac area is level and flat.

The tarmac driveway to the rear parking area runs between the stone side -wall of the cottage, and the stone boundary wall, and is irregular in width. The minimum width of the drive is 6 foot 0 inches (1m 80).

The side entrance doorway to the cottage is served by an automatic light which activates when movement is detected in the area and switches off after a couple of minutes. There are other external movement lights in the outside area.

The front doorway to the cottage is a standard 30 inch x 80 inch door (76cm x 2m) with 2 inch (5cm) step up rise and weather lip. The door handle height is 40 inches (1m). There is a street lamp at the edge of the driveway.

The side entrance doorway is a 27.5 inch x 80 inch (70cm x 2m). It is a split stable door type with only a 1 inch (2.5cm) roll edge weather lip; this door has no step. Door handle height 50 inches (1m 27).

The door openings are low in some doorways, as it is an old cottage.

There is good colour contrast between the furniture and floor coverings throughout the cottage. All carpets are well fitted and any rugs have clearly contrasting colours to ensure maximum visibility.

Downstairs

There is a 32 inch LCD TV fixed to the wall, HD ready, with Teletext, CD player DVD player, variable surround sound and effect options and remote control handsets.

The doorway from lounge to kitchen is 29.5 inches (75cm) wide, 69.5 inches height (1m 76) – please remember to lower your head if necessary. There are no steps into the kitchen.

The Aga style cooker with has 2 cooker hobs 35 inches (89cm) high but in order to be used, the lids must be lifted to a further 17 inch (43cm) height above hob height and 20 inches (51cm) back from the front of the cooker.

The Cooker has a lower warming oven and main oven 24 inches (61cm) above the floor.

Controls for the cooker, central heating and hot water are between 10 and 20 inches (25cm and 51cm) above the floor in the left hand side oven door.

The cooker oven takes some time to heat up. The whole cooker emits heat when the cooker is switched on and continues to do so for a long time after it is switched off. This facility provides useful additional heating capacity in the winter and on cold evenings, but does afford the potential for burns if accidental contact occurs. Care should be taken. The cottage handbook contains detailed pictures and descriptions of how the heat is emitted from the cooker.

There is an additional electric oven.

Stairs

The stairs to the upper floor may be unsuitable for the very young or infirm. Some floors upstairs are uneven owing to the age of the cottage.

The stairs are 27 inches (69cm) wide with a 3 step 90 degree right hand turn at the top and no half landing.

The handrail is on the right hand side as you go up and is 35 inches (89cm) high.

There are 12 stairs floor to floor. The stairs are carpeted with a short pile fitted carpet.

The stair height is standard 8 inch (20cm) height. Step treads vary around the right hand turn in a triangle from 1 inch (2.5cm) up to 10 inch (25cm) maximum depth.

The handrail extends to the post on the turn at the top of the stairs.

The stairs lead to the landing, the master double bedroom, the bathroom and twin bedroom.

Bathroom

In the bathroom, the flooring is non slip tiles. The toilet is situated in the bathroom.

The step over into the bath is 20 inches (51cm). A shower is fitted over the bath.

Push button LCD lights are fitted on the side and underside of the bathroom cabinet to allow a light to be on in the bathroom without the noise of the automatic humidity fan disturbing others (eg during the night).
